What documentation must I supply with my application?
You will be required to provide proof of income and savings in the form of three months worth of payslips, and two months worth of bank statements. If you are self employed provide two years of accounts. You must also include a copy of your passport and proof of current address in the form of a utility bill.
Can my parents guarantee my rent?
No, you must be economically active and your rental amount should be no more than 40% of your income. However you may have the deposit and first month’s rent gifted to you from your parents.
Will my tenancy automatically be renewed?
No, you may apply to renew your tenancy but Southern Housing Group reserve the right to refuse the application.
Will my rent change?
Every six months an independent valuation is carried out and this will determine
whether your rent will change. It will always be 20% less than private market rent,
therefore it may reduce or increase.
Can I sub-let my property?
No, this is a Government funded initiative to help you, and it is a condition of the
lease that you cannot sub-let.
Who is responsible for repairs?
You are expected to keep your home and garden (if you have one!) in good decorative order. Minor repairs such as the unblocking of sinks, repair of window glass or internal doors, and replacement of light bulbs and keys are your responsibility. Southern Housing Group will cover major repairs to the structure, services, and fixed kitchens supplied by us. Please refer to the tenancy agreement for the full list of items and responsibilities.
Can I make improvements and alterations to the property?
Residents can re-decorate and make minor alterations but must first obtain written consent from Southern Housing Group.
Am I able to park my commercial vehicle in my allocated parking?
You must obtain written consent from us, which is assessed on an individual basis. Please refer to the tenancy agreement.
If I wish to terminate the tenancy how much notice must I give?
During the first six months a notice period of two months is required by both parties. After this initial period your notice period will reduce to one month.
Will I receive my full deposit back when I leave?
Yes, providing you maintain the condition of your property. If the condition is deemed unacceptable then part or whole of the deposit may be retained to pay for repairs. Your deposit is held by the Deposit Protection Service (DPS) which impartially holds the money for both parties.
What options do I have through Southern Housing Group after renting through Intermediate Market Rent?
It may be possible to apply to purchase the property you rent on a New Build HomeBuy basis. This will be subject to market value and will be assessed on an individual basis.
