Efficiency and transparency

We pride ourselves on being a responsible and reliable organisation.
This is central to the way that we manage our finances, invest our money and manage our business.
Our income comes from:
- the rent paid by our tenants;
- the public purse, or taxpayers, through grants which support the development of new affordable homes;
- the income we generate by selling homes;
- funders and partners, who lend us money to develop new housing.
We use this money to unlock the potential of people and places. We do this by investing in: the communities where we work; our residents, our staff and our Board members; as well as buildings and homes.
We are committed to being open with our stakeholders, and the wider public, about how we spend our money and manage our business.
- Our suppliers: We constantly review the amount that we spend with our contractors and suppliers. We respect commercial sensitivity, but are committed to being open about the suppliers with whom we spend most.
- Buying services: We have robust and open processes for tendering contracts and buying services. We use this to ensure that we get best value for money when we buy products and services.
- Investing in staff and our Board: Staff salaries and Board Member remuneration are set by the Remuneration and Nominations Committee.
- Ensuring value for money: We aim to deliver excellence in all our services to residents. We make best use of our resources to drive down costs and to re-invest savings into continuous quality improvement. We do this through monitoring costs, targeting spend, comparing with others and receiving feedback.
- Paying our way: investing in affordable housing: We are a not-for-profit organisation. We invest any money that we generate back into our business. We use this money to build new affordable homes and to maintain or improve the homes that residents already live in.
- Expenditure relating to our HCA contract: We signed a contract with the Homes and Communities Agency (HCA) in November 2011 to build affordable housing between 2011 and 2015. The HCA awarded us a grant, which is Government money, to contribute towards the costs of delivering this development programme.
- Being more efficient and effective: We constantly review our business practices with the aim of reducing waste, increasing productivity and improving the quality of our services.
- Our service standards: Our service standards outline our commitment to residents, how they can use the services we provide, and what service standards they can expect.
- Our code of conduct: This formal document specifies the obligations and duties of Board, Committee and Resident Service Panel members.
- How our residents hold us to account: We encourage our residents to get involved in the work of the Group and to hold us to account for the decisions we make. We listen to their feedback, value the scrutiny that they bring and enable them to influence the decisions that we make. Our regional resident's panels perform a key role in helping to shape delivery of our services.
- Our publications: We regularly publish details about the Group’s strategy and performance on this website and in print.
